Heating & Air Conditioning in Carmichael, CA

Furnace, air conditioner and heat pump work for Carmichael homes, many of them built between the 1950s and the 1970s.

Climate and your system

Carmichael has no long-term NOAA temperature record of its own. The nearest station with 1991–2020 normals is Sacramento 5 ESE, about 10 km to the southwest, which also serves as the reference for our Fair Oaks page. It averages 94°F on July afternoons and reaches 90°F or more on about 90 days a year, so an air conditioner here works hard for roughly three months’ worth of afternoons, not only during the odd heat wave.

Most of Carmichael is ZIP 95608, with edges in 95628 and 95841, and all three are in Climate Zone 12. Title 24 has a specific rule for ductwork in this zone: if more than 25 feet of duct is replaced, the new run must be sealed, leak-tested and insulated to R-8 where it passes through an attic or other unconditioned space. The test is verified by an independent ECC-Rater, which is what California now calls a HERS Rater.

Homes in Carmichael

About 70 percent of Carmichael’s roughly 33,000 homes were built before 1980, and the 1950s, 1960s and 1970s alone account for about two in three. Homes built in 2000 or later make up fewer than one in twelve, and the median build year is 1972. By now the furnace and air conditioner in such a house have probably been replaced at least once, but the ducts, registers and return grilles may still be the originals, so a replacement quote should cover them too.

Permits: Sacramento County

HVAC permits for Carmichael homes are issued by Sacramento County’s Building Permits & Inspection Division, since the community has no city government of its own. The county’s inspection list keeps HVAC ducts (code 460) and HVAC equipment (code 461) as separate items, ahead of the final mechanical inspection (code 499). Filing the permit is part of our job. Utilities and rebates

Carmichael is in SMUD’s service area for electricity, and PG&E delivers the gas. According to SMUD’s rebate page, a variable-stage heat pump that replaces a gas system earns $3,000, but only when a member of the SMUD Contractor Network installs it. Call us before ordering equipment and we’ll explain plainly how that rule affects your job; our rebate guide sums up the state programs as well.

Repair grants for low-income owners

Because Carmichael is unincorporated, it falls inside the area served by the Sacramento Housing and Redevelopment Agency’s Home Repair Program. For very low-income homeowners who live in the house, the program can pay to repair a heating or cooling system that no longer works, up to its $10,000 grant limit. SHRA decides who qualifies; start with its homeowner resources page.

Common questions in Carmichael

Yes. In California a building permit is required when an HVAC unit is replaced. In Carmichael, residential HVAC permits come from Sacramento County Building Permits & Inspection, and most replacements also require a Title 24 duct leakage test verified by an independent ECC-Rater (formerly HERS Rater). We get the permit and schedule the test for you.
SMUD supplies electricity and PG&E supplies natural gas in Carmichael. SMUD’s heat pump and heat pump water heater rebates are paid only when the job is done by a contractor in the SMUD Contractor Network; ask us before you buy so we can confirm whether your project can qualify with us.
Through November 30, 2026 our residential visit and diagnosis is $49 per system, and we waive the $49 fee if you approve the repair. The price is the same on evenings and weekends, and you get a written repair price before any work starts. New installation estimates are free.
