Heating & Air Conditioning in Granite Bay, CA

Granite Bay homeowners, on the Placer County side of the line from Orangevale and Folsom, can call us for repairs, replacements and maintenance.

Climate and your system

Granite Bay sits at roughly 400 to 430 feet, between the valley floor and the foothills, and has no long-term NOAA temperature station of its own. The nearest station with 1991–2020 normals is Auburn, about 17 km north-northeast but some 860 to 890 feet higher, so we don’t treat its readings as Granite Bay’s. Read alongside Sacramento 5 ESE in the valley, about 32 km away, it brackets the July average high at about 93 to 94°F and January lows at roughly 38 to 41°F, and Granite Bay probably lands between the two.

All of Granite Bay falls in Climate Zone 11, even though Orangevale and Folsom across the county line are in Zone 12, and the Title 24 compliance forms for a changeout must match the zone. A replacement here also needs a setback thermostat under the energy code, plus a duct leakage test that an ECC-Rater (called a HERS Rater until the 2025 code took effect) verifies.

Homes in Granite Bay

Granite Bay has about 8,000 homes. The median one was built in 1987; roughly four in ten predate 1980, with nearly a quarter from the 1970s alone, and about one in five is from 2000 or later. With housing that varied, the right fix can range from reworking the ducts in a 1970s house to a straightforward equipment swap in a newer one.

Permits: Placer County

Because Granite Bay is unincorporated, HVAC permits there come from Placer County. The county runs an online permit portal for its building permits. We obtain the county permit as part of the job. Source: Placer County Citizen Access permit portal.

Utilities and rebates

Both the electric and the gas service in Granite Bay are PG&E’s. Some homes here can carry a Roseville mailing address, but Roseville Electric serves only inside Roseville city limits, so its rebates don’t follow the mailing address. In unincorporated Placer County, electricity may also be supplied through Pioneer Community Energy, with PG&E still delivering it; our rebate guide sorts out which programs you can use.

Replacing a wood stove with a heat pump

If an old, uncertified wood stove, insert or fireplace (generally one made before 1988) is your main source of heat, the Placer County Air Pollution Control District offers a voucher of up to $5,000, or up to $10,000 at its enhanced level, toward an electric heat pump. Only retailers the district has approved can install the replacement, so begin with the district’s program page.

What we do in Granite Bay

If your house sits right at the county line, we confirm the permit office and climate zone for the address before quoting.

Common questions in Granite Bay

Yes. In California a building permit is required when an HVAC unit is replaced. In Granite Bay, residential HVAC permits come from the Placer County Building Services Division, and most replacements also require a Title 24 duct leakage test verified by an independent ECC-Rater (formerly HERS Rater). We get the permit and schedule the test for you.
PG&E owns the electric lines and supplies natural gas in Granite Bay (with Pioneer Community Energy supplying electric generation for most accounts). As of October 2026 we found no open electric utility rebate for central heat pumps in PG&E territory, though the Placer County Air Pollution Control District offers vouchers for replacing an eligible wood stove or fireplace used for heat with an electric heat pump.
Through November 30, 2026 our residential visit and diagnosis is $49 per system, and we waive the $49 fee if you approve the repair. The price is the same on evenings and weekends, and you get a written repair price before any work starts. New installation estimates are free.
